The Income For Life program is perfect for couples with strong personal credit and a consistent household income of at least $75,000 a year.
In addition to good credit and income, successful investors should plan to spend 5-10 hours a week on their Income For Life plan. While I teach a method that relies on building a Power Team of professionals, contractors, and property managers, you will need to have time available to devote to the management of the team.
The final critical element of success in the IFL program is that you come to the process coachable and ready to learn. Quick answer: Not much.I know it seems counter-intuitive! The IFL Method relies on commercial financing sources that work differently than personal home mortgages. That means you do not need to have the traditional 20% downpayment to get started. In fact, with some of the funding sources I'll share, you can get all of your costs covered 100% — your rehab costs, carrying costs, and more.You WILL need around $10,000 of liquid cash available to move through the purchase and rehab stages. In the program I share innovative ways to find resources and investors you might have not even thought of to help bridge that financing gap.
Successful IFL Investors will need $75,000 in RECURRING annual household income to get started. This means a paycheck or some other form of reliable income — the funding sources we'll use as part of the process require this as part of the underwriting process. If you run your own business, you will need to have two years of solid income history in the business to qualify for financing.
Your Financial Freedom Number is the number of investment properties you will need to replace your 9-5 income with your investment income. For most students, this is around 20 properties and in IFL we use a system that takes you from closing to welcoming your first tenant in 6-8 weeks, which means you can build four or five properties per year and reach your Financial Freedom Number within five years.
Nope! The heart of the IFL Process is building a Power Team of professionals, contractors, and property managers — that means you will focus on managing your team, not on the hands-on work of the rehab. Of course, having some knowledge of home building and repair will help you be a better manager, but it is in no way a requirement of the program!
Yes. While many of our funding sources don't rely specifically on your personal credit score, some do. In order to effectively work the IFL Program, you will need a credit score of at least 680.
The Income For Life Program may be difficult, particularly in the beginning stages as you stretch out of your comfort zone. To be Coachable means that you will be open to guidance based on my decades of experience in Real Estate Investing. It might feel unfamiliar, but if you follow the method I teach in Income For Life, I can promise you will reach your Financial Freedom Number!
